Following a strong year for the housing market, recovery continues this year with home prices appreciating, steady sales, foreclosures declining and mortgage rates still within an affordable range. Consumer confidence endures as this year’s sales start off comparable to last year to date. The number of active local listings and inventory is on the decrease. This trend demonstrates that more consumers are feeling comfortable investing in real estate, with sellers and buyers understanding that a small, very unique market like ours will adjust upward as the general market conditions improve.
 
Investments are being made at all levels in our market. As of just the first of the year, the north end of the valley has realized a total of 39 sales consisting of residential, commercial and land with an additional 22 properties under contract. Year-to-date sales volume is trailing slightly behind last year. But with the busier month of March being historically strong for market activity for this area, we anticipate sales to advance upward for yet another strong year. Below represents current active listings prices in the surrounding sectors of Crested Butte, there are still many great investment opportunities available.

2014 has gotten off to a great start. As of 5AM today, we are celebrating 22 inches of fresh snow in the last 24 hours. Even better, it's been snowing all day long! That makes 154 total for the season. For the first time in three years, the mountain is open “Wall-to-Wall” from Third Bowl all the way over to Sunset ridge…all related to snowfall. Additionally, we had a great holiday period with strong revenue resort wide. Bookings in February and March look strong with current pace of bookings trending well ahead of this time last year. It’s shaping up to be a banner season!



There has been a lot of news about Crested Butte recently. We are really excited that Crested Butte will have two Olympians representing the US and our mountain town at the Sochi Olympics. Aaron Blunck was named to the US Olympic Freeskiing Team  and David Chodounsky was named to the US Olympic Alpine Team. Help us cheer on our Native Sons in the 2014 Olympics.  And, Crested Butte Mountain Resort recently got a mention in USA Today. Read the full article here.

FALL 2013 REAL ESTATE MARKET UPDATE

Summer 2013 has come and gone in Crested Butte, and what a summer it was. Record breaking numbers of visitors came to the area this summer. I don’t recall the streets of town ever being so busy, especially during the Fourth of July week. Local shop keepers, restaurant owners, and property managers were all reporting that business was way up this summer.

Real estate activity was also way up this summer. Our MLS system shows that from June-September 2013 there were 116 properties sold in the northern part of the valley (CB South to Mt. CB) with total sales dollars of $52,076,280. This represents a 73% increase over the same time period in 2012, where total sales dollars were $30,089,720 (72 properties sold). This strong activity has continued into our off season so far as evidenced by the 48 properties that are currently under contract- representing another $25M in sales dollars that will be closed on soon.
Also encouraging is the fact that this recent surge in activity is being experienced in all areas of the northern valley  and is being realized in a wide variety of properties from low-end $50K condos to record breaking sales in high-end luxury homes. A Prospect ski area home recently sold for $4.25M, the highest priced home ever sold in that area. Certain properties, such as the Chateaux condos in Mt. CB and single family homes in CB South, have witnessed multiple offers and bidding wars. Other real estate, like vacant land, has seen some very high selling prices; such as a 35-acre Reserve at East River lot selling for $1.15M and a small .14-acre town of CB lot selling for $1.25M.

As our Aspen trees are about to drop their yellow leaves and winter approaches our area, we are optimistic that we will continue to experience robust real estate activity this ski season. Our inventory levels continue to drop throughout the area and foreclosures and short sales are no longer part of the norm. I continue to hear other agents say that they need more properties to sell. And I’m starting to hear of potential developers with plans to build. All these are very encouraging signs of continued strength in our market.

Summer 2014 Real Estate Review

Greetings from Crested Butte, where the beautiful fall colors are suddenly gracing us with their presence! If you haven’t been to Crested Butte in September, do yourself a favor and try to make it out- it’s my favorite time of the year!
 
The busy summer real estate season is just about behind us, even though activity remains fairly strong as we move into fall. Crested Butte again saw record numbers of visitors this summer. Many lodging establishments on the mountain are reporting business being up 20% over last summer’s record numbers. And again, the Fourth of July was crazy with reports of over 15,000 people in town for the parade and festivities. Every week this summer was full of events and activities.
 
Real estate sales reached over $40 million dollars in the area from CB South north to Mt. Crested Butte from June thru mid-September with 88 properties sold. And there are currently another 69 properties ($42 million dollars) that are under contract and scheduled to close soon. Our brokerage has been fortunate to participate in a large number of these transactions including one of the largest sales of the summer - the home at 130 Whetstone closed at $2,425,000. We have also sold a good number of condos this summer and currently have the highest priced condo under contract; C401 WestWall Lodge is listed at $1,895,000 and is scheduled to close next month. In addition, although vacant land has seemed to be a bit slow to recover, there has been a recent surge in activity including three high-end homesites that our brokerage has put under contract: two lots at Prospect that both have asking prices over $1M each and a 2.87-acre high-density multi- family parcel with an asking price of $1.1M.
 
So, overall demand for property continues to be strong and inventory levels are shrinking in the Crested Butte area.
