With the holiday season upon us, Crested Butte continues to see a steady increase in overall sales in 2011. Mortgage interest rates remain low and consumer confidence is on the rise. The number of active local listings and inventory is on the decrease. This trend demonstrates that more consumers are feeling comfortable investing in real estate and buyers understand that a small, very unique market like ours will adjust upward as the general market conditions improve.

Investments are being made at all levels in our market. As we approach the year’s end, the north end of the valley has realized a total of 248 sales consisting of residential, commercial and land.  Year-to-date sales volume has well surpassed 2010 figures by 28% with total sales of nearly $98.5 million. A high level of activity in residential single family homes (23 sales over $1M) dominated the summer season and sales volume.  Bank owned properties continue to be a factor and provide significant bargain purchasing opportunities. While land sales have seen the most substantial improvement overall, doubling the amount of transactions from 2010 and reflecting 20% of the total sales. With the busier time of the year nearing and an additional 33 properties currently under contract, the Crested Butte market shall end 2011 very impressively.
