It was reported by the National Ski Areas Association that skier visits in 2010-11 were up and higher than any other ski season in history. With Colorado resorts accounting for more of these visits than any other state (more than one in five people chose a Colorado destination) the bar continues to be set higher for improvements and future investments.

Market Update (as of Oct. 1, 2011)

September was an exceptional month for residential sales with 21 closings at an average price of $855,261.  Six sales were over one million dollars and four of those over two million dollars.  This huge jump in average sales price, a full 47% up year-over-year, seems to show a flight to value.  Yes, there are plenty of low priced deals supporting the overall numbers, but with volatile national and international debt and equities markets, many are looking to place money in unique assets that over the longer term are in limited supply.   

The September sales helped produce third quarter total sales and average price for residential properties not seen since before the recession.  Click here for our report that details residential quarterly results since 2004. The one hidden element in all of this is while average price made a come back, the price per square foot is nowhere close to the pre-recession levels.  Put differently, buyers are getting much larger and/or nicer homes for less. 

The first nine months of 2011 has already produced more sales, both in terms of number of sales and total volume than all of 2010, and we’re not done yet.  As of October 3rd, there are also 41 properties under contract including a spec house listed for $1,559,000.  To explore more, either as a buyer or seller, contact us today.
