Sweet Summer Time

The summer in Crested Butte, although short, was absolutely beautiful and filled with exciting events. The USA Pro Cycling challenge came through Crested Butte on August 23rd and was a huge success. Showcasing our valley to the rest of the world, live footage was shot from helicopter and broadcast worldwide. Congratulations to Levi Leipheimer for being the overall winner of both the Crested Butte stage and of the entire seven day race. After a grueling climb up Mt. CB, he finished just 4 seconds ahead of the second place rider.

Market Update

Here are the year-over-year stats for 2011 as of August 30th:

• 128 closings, up 45%
• $55,798,053 in total $ volume, up 31%
• $435,922 average price, down 10%

The most notable trend in the market is the drastic increase in the number of sales. Even more impressive, this is the third year in a row with the number of sales increasing. Since the same period Jan-Aug 2008, the number of transactions have increased 121%. While there are a large number of more affordable condos selling, the number of $1M+ sales has increased from nine in 2009 and eight in 2010 to fourteen in 2011. Click here to see all of the sales for 2011.

Looking at the bigger picture, the increase in sales makes sense. In an uncertain world and volatile economy, there has been a wave of newly-motivated sellers. If you combine eager sellers with savvy buyers who can invest in a limited-supply asset, a supply of below replacement cost properties, and the potential for the new owner to enjoy their purchase with friends and family, this increase in transactions should be expected.
