Over the last year, the Crested Butte real estate market generally saw prices drop and inventory increase; notable sales activity was the result.
As a case in point, in 2009, of the 43 total condominiums that sold in Mt. Crested Butte, eight were at The Lodge at Mountaineer Square, representing 18.6% of all condo sales in Mt. CB. It would appear that low prices resulting from CBMR’s March 2009 major price cut catalyzed this activity and drove many of the 2009 sales. Additionally, CBMR now is offering to cover two years of HOA dues, taxes and contents insurance for sales of its listings in The Lodge per contracts mutually accepted this ski season. While a nice selection of CBMR listings remains at the Lodge, we’ve witnessed significant interest lately and the premier residences may not last long.
On top of that we’re headed into the busiest time of year. An analysis over the past five years of residential closings in Mt. Crested Butte shows that there are 55% more sales in March through May as compared to December through January. In fact, the March to May time period has more sales than any other three month time period. The main reason is that people who buy generally come early in the ski season to explore their options and then come back in February and March to act on their options, with the resulting closings in the months following. For these reasons, now is a great time to consider opportunities at The Lodge at Mountaineer Square.
