Summer in Crested Butte truly is something spectacular. While many people across the U.S. are spending time inside with the AC blasting, we are averaging daily temperatures of 65º-75º with low humidity. On June 29th, CBMR opened the very first and only year-round on-mountain zip line tour in the state of Colorado. We hit over 1,000 rides in less than one month of operation and feedback from guests has been tremendous.

Crested Butte: A Biking Mecca

Crested Butte has been named host city for two major biking events this summer. The first annual Leadville 100 Qualifier came through Crested Butte, cresting over the Paradise Divide on July 31st. The Leadville Qualifier put Crested Butte on the map for many biking enthusiasts and exposed riders to the beauty of our valley, with wildflowers peaking. We are also hosting stage 1 of the U.S.A. Pro Cycling Challenge  set to come through Crested Butte on August 23rd.

Market Update

The Crested Butte area is seeing some factors indicating a turn in the residential real estate market. Through July 27th of this year, sales of nine residential properties in the north end of the Valley were reported at prices of $1,000,000 or more at an average price of $1,665,883. That represents a year-over-year increase of 50% in the number of $1,000,000+ sales and an increase of 28% in the sales price of properties over the referenced period.

As to the broader residential market in the north end of the Valley, the total number of 2011 sales reported through July 27th increased 54% over the same period through 2010 (106 total sales as compared to 69). The average sales prices over the respective period were down 14%, due in large part to distressed inventory which has since moved. Currently, the list of properties in foreclosure in Gunnison County is down about 25% over previous levels. Following the recent trend of the higher end of the market, we anticipate a rebound in broader market prices at similar activity levels.
