Summer Has Arrived Cold temperatures brought plenty of new snow into Crested Butte throughout the off-season. Many local backcountry skiers had their fill of powder days that continued well into the month of May. And even better news, the bright blue, relaxing skies of summer are finally here. Vibrant green grass, blooming flowers and budding trees continue to show signs of new life throughout the valley. Bikes are coming out of storage, trails are drying up and the lifts have opened for the season. Crested Butte is truly a special place during the summer months. Market Update 2011 is half over and signs of increased demand for Crested Butte real estate continue. Compared to 2010 the number of residential sales are up 48% and total dollar volume is up 25%; in turn, average price is down 16%. As discussed in the last newsletter, the price decrease is largely related to smaller and older condos on the mountain clearing the market. The high end of the market is showing relative strength as well. In the first half of 2010, no sales broke into the $2 million+ category, but this year we’ve had two sales for over $2 million. Click here to view what sold in June as of 6.28.11. Moving into the summer, we’re heading into peak season for new contracts and closings. There are historically more single family homes sales and larger purchases in the summer. A look at the 18 properties currently under contract shows that we’re off to a good start with four $1 million+ homes already under contract. With a strong summer underway for the local economy and happy visitors enjoying our unique area, we’re expecting many people to move from just visiting to living (even if only a few weeks a year) in Crested Butte. Winter Airline Update Crested Butte Mountain Resort is excited to announce that an American Airlines 757 will be flying daily this winter, from Dallas into Gunnison/Crested Butte Regional Airport. Continental will be providing direct daily service from Houston December 15, 2011 - January 2, 2012 and on Saturdays from January 7, 2012 - March 31, 2012.
