This winter, Crested Butte Mountain Resort celebrated 50 years of skiing and it couldn’t have been a more memorable season. From the 2011 Subaru US Freeskiing Championships to College Week and Matthew Shepard Foundation Ski Week; many individuals and groups came to the valley looking to have a great time. With 360” of snowfall to date this season, Mother Nature blessed visitors and locals alike with plenty of the fluffy white stuff.

Summer in Crested Butte

Real Estate Market Report
With the 1st quarter of 2011 numbers in for the overall Crested Butte market, the year-over-year results continue to show more transactions, a total of 34 up 6% YOY, and lower prices, down 10% YOY. A deeper dive into the numbers show that Mt. Crested Butte is accounting for the uptick with 71% of the total transactions in 2011, up from 54% a year ago. In part this is because Mt. Crested Butte real estate is closely tied to the ski area which is clearly headed in the right direction (see the above letter from Ken Stone, COO of CBMR).

As discussed in our last newsletter, March is a very busy month for new contracts in the area. This March proved to be no exception. There are currently 38 properties under contract, with collective asking prices totaling $18,502,000. This solid momentum heading into summer comes from quality properties at great prices, buyers being more positive about their personal financial situation and more confident in the direction of local economy and long term uniqueness that living in Crested Butte offers.
It’s worth noting that four of the last five properties we’ve sent Market Alerts for went under contract within two weeks us of sending the Alert email.
With the market showing signs of stabilization, it is becoming significantly more important to stay current on the latest deals in the Crested Butte real estate market. There haven’t been as many “steals” available of late; but when they are present, they tend to move quickly.
