In January, this trend continued with the number of sales and total volume up 67% and 62% respectively year over year. Average sales price was down 2.8%. Compared to other markets, Crested Butte’s prices dropped faster and farther. The upside is that the market cleared more distressed property and prices will likely level off while other markets experience higher levels of uncertainty. Looking at what sold this January the majority of properties are in Mt. Crested Butte and are either high end single family homes or newer aggressively priced base area condos, specifically in The Lodge at Mountaineer Square. Considering the properties under contract in the north end of the valley, Mt. Crested Butte represents 87% of the dollar volume.
