Market Update (as of Nov. 30, 2010) 2010 is shaping up to be a better year than 2009 for residential sales. The total dollar volume and number of transactions through November are up 10% and 11% respectively. The most interesting news may be that average price is now only down 1% year-over-year. The bank owned properties and motivated individual sellers, who often have a loan coming due, are driving much of the activity. The unique opportunity this current market presents is still a quality selection for the end user at well below replacement cost for the investor. For particular segments, like newer condos and homes close to the slopes or well located homes in town, this best of both worlds scenario may only be a reality for months instead of years.
